Generally, in a contract offer to purchase land, the buyer includes a due diligence period (anywhere from 30-60 days), where they can explore everything from a building envelope to soil studies to restrictive covenants.
If anything is unsatisfactory, they are released from the contract and their deposit will be returned. At that point (post ratification), it is a wise idea to bring a builder along to walk the lot — and they can generally judge many of the potential building envelope issues.
